Buy-to-Let Stamp Duty Changes

 

 

STAMP DUTY on a £275,000 buy-to-let property from 1st April 2016

At present, Investors pay no stamp duty on the first £125,000 on a buy-to-let property.  Then 2% on BTL properties priced at £125,000 to £250,000 and 5% on BTL properties above £250,000 to £500,000, rates continue to step up above this.

From 1st April 2016

  1. Stamp Duty will now be 3% on buy-to-let properties priced £40,000 – £125,000
  2. 5% on BTL properties £125,000 – £250,000
  3. 8% on BTL properties up to £500,000

Buying a buy-to-let £275,000 property… 

Stamp Duty Before 1st April 2016:

  1. 0% on the first £125,000 = £0
  2. 2% on the next £125,000 = £2,500
  3. 5% on the final £25,000 = £1,250

Total Stamp Duty Land Tax (SDLT) = £3,750

Stamp Duty After 1st April 2016

  1. 3% on the first £125,000 = £3,750
  2. 5% on the next £125,000 = £6,250
  3. 8% on the final £25,000 = £2,000

Total Stamp Duty Land Tax (SDLT) = £12,000
