1)        The fixed electrical system in a buy-to-let property is safe, to include… Sockets, Light fittings, Switches, Circuits ect…

2)        That all electrical appliances supplied to the tenant as part of the tenancy agreement are safe, for example, Cookers, Kettles, TVs & White Goods, and so on…

If the property is let as a HMO, then it must have a periodic inspection cycle every five years, by a qualified electrician. Also, a certificate must be available within 7 days of being requested.

As a matter of best practice, non-HMO rented properties have at present no legal requirement for the 5 year cycle inspection. However, in the interest of all concerned, it would be prudent to implement the inspection process as a matter of course.
